When one thinks about needing a Home Inspection, we think it is needed by those purchasing a home. Obviously, this is true and home buyers certainly need a home inspection prior to purchasing a home. There are other times when Home Inspections are a very good idea and we will discuss those in this blog.
Recently, I was speaking to a new home owner, we will call Mr. and Mrs. Jones. The Jones purchased a new home last year and have been very pleased with their purchase. They knew their one year anniversary was coming up which means the warranty was due to expire. The Jones wanted to make sure their home had no issues before the warranty expired so they decided to have a home inspector come out and inspect the home. To their surprise, the home inspector found issues under the house as well as a couple issues in the attic. With this new found information, they contacted the warranty company which came out and made all noted repairs prior to the warranty expiring. Even with the cost of the home inspection, the Jones estimate they saved several hundred dollars by having the home inspector come out.
Another critical time for a home inspection is when a seller is putting their home on the market. The last thing sellers need to do today is accept an offer from a buyer without knowing the true condition of their home. Unfortunately, when we are in a buyers market, such as now, the buyer can negotiate the seller down to the bottom line with no more room to negotiate. Then the buyer discovers needed repairs from the home inspection and the seller has no more room to negotiate, forcing repairs to be paid out of pocket for the home owner. Homeowners planning to sell their home can put themselves in the best negotiating position by having a home inspection prior to putting the house on the market and making the inspection available for buyers to review.
When choosing a home inspector, make sure the inspector is licesed by SC-LLR. Additionally, ask the home inspector if they are members of American Society of Home Inspectors (ASHI). ASHI is the professional association for home inspectors. Members of ASHI are held to a higher standard of ethics and professionalism.
