Do I have to work for a Real Estate Company or can I just work for myself when I get a Real Estate License?

The short answer to this question is that you must work under a Broker-in-charge of a Real Estate Company for the first three years as a licensed agent. The reason is because you must either be a Broker-in-charge or you must work under the supervision of one. South Carolina License law requires new agents to have a real estate license for three years before you can get a brokers license.

So you will have to affiliate with a Broker-in-charge of a Real Estate Company for the first three years. Now that prompts another question, when do I have to identify a Broker-in-charge to work with? The answer is prior to receiving your license. You may take the state mandated sixty hour first year sales course and take the state exam without having a broker-in-charge. After you have completed the state exam, you will have to have a broker-in-charge sponsor you before the Real Estate Commission will cut you a license to practice real estate.

Although every real estate agent must work under a broker-in-charge, most agents are considered independent contractors and in essence, work for themselves. Should you affiliate with a broker-in-charge and feel like you have not made the best decision as to the best broker-in-charge to work with, you may transfer your license to another broker-in-charge at any time.

Each Company offers something different and it will be up to you to ensure the company you decide to affiliate with has to same goals and objectives as you do. Just because a company does not have the same goals as you do, that does not mean you or the company have bad goals, you just have different goals. Do not affiliate with a company that does not share the same goals as you. If you do, the company will be moving in a different direction than you resulting in considerable stress and very little likelihood that either you or the company will meet your goals.
